What this does and does not say
A 4-bed bought at the last-12-month median of AED 2.55 million against AED 180,000 rent is about 7.1% gross — roughly AED 180,000 a year before costs. That is cash yield, not total return. Total return is yield plus the price path on the scenario page.
Property Finder’s DAMAC Lagoons townhouse rentals listed an average around AED 154,000 / year in 2026, with live asking figures from about AED 140,000 to AED 275,000. Portofino registered rent comps in June–July 2026 sat at AED 140,000–155,000 on compact stock. Use the band, not a single brochure yield.
